Located in northern suburb of Dar es Salaam, one of the fastest-growing urban and commercial hubs in East Africa, Kunduchi Mall is a newly developed retail and leisure destination, the first of its kind in Tanzania. As this was a greenfield project, no existing system was in place, allowing for the deployment of a fully integrated solution from the ground up. The mall required a parking system capable of supporting its positioning: efficient, secure, and aligned with the expectations of a contemporary retail experience. They turned to Riana Group, a leading technology solutions provider and exclusive HUB partner based in Kenya.
Serving a mix of transient visitors, the parking infrastructure was designed to support the mall's mixed-use offering, including office spaces and residential apartments, with an anticipated high volume of recurring visitors from the outset and equally high expectations.

Riana Group, fully supported by Dubai based HUB team, delivered an integrated ticketed parking system designed to ensure reliability, operational efficiency, and a seamless user experience from day one. By combining a modular system with a centralised software platform, the solution provides real-time control and smooth coordination across all parking touchpoints.
Access to the parking facility is organized through three entry lanes and three exit lanes. Two access points connect directly to Bagamoyo Road, while an additional entry/exit pair is located on Salasala Road, ensuring convenient access from the surrounding urban road network.
The parking journey has been designed to be intuitive and efficient, guiding users through a clear and structured flow. Upon arrival, drivers collect a ticket from the entry station, while the system simultaneously captures the vehicle's license plate via the integrated LPR camera. Once the ticket is issued, the barrier opens automatically, granting access to the facility.
The flexible payment system accommodates different user preferences. Visitors can complete their transaction at the Automatic Pay Station (APS) by scanning their ticket, viewing the parking fee, and selecting their preferred payment method. The pay-on-foot APS supports cash payments, including automatic change dispensing and receipt printing, as well as mobile payments via Selcom Pay, the leading East African payment platform that allows transactions via mobile wallets and banking channels using a unique till number or QR code. A manual cashier station is also available to support assisted transactions when needed. All payments are processed and validated in real time through JMS, ensuring a seamless transition to the exit phase.
At the exit lane, users simply scan their validated ticket at the exit station; the system instantly verifies the payment status and opens the barrier. For tenants with contractual access, the process is even more streamlined, as LPR-based recognition enables fast exit without requiring any physical interaction.
At the core of the project is HUB’s JMS (Janus Management System), which connects all physical equipment and digital services into a unified platform. JMS tracks every transit and transaction in real time, while providing parking operations with 24/7 monitoring and reporting capabilities to support daily operations and informed decision-making. The integration with Selcom Pay ensures immediate communication between the payment platform and the management system, allowing instant validation and frictionless user experience.
Today, Kunduchi Mall's parking system provides a fast, convenient, and secure parking experience from the very first day of operations.
